How low can interest rates go?

Property owners and investors are set to benefit from a further interest rate cut the next time the reserve bank meets. Recent stock market gains are unlikely to prevent a cut of at least 25 basis points.

With historically low interest rates and the increased first home buyers grant the rent versus buy equation has swung in favour of buying especially for properties under $500K

The govenment’s increased first home buyers grant to $14,000 as part of it’s fiscal stimulus programme but this is due to revert to $7,000 from 1 July

What do you think? Does the housing market still need the boost or do the interest rate reductions provide enough assistance?

Are the increased grants and low interest rates encouraging people to over extend themselves risking a property bust when the rates increase?

Property valuations – How best to value of your home

Valuing your property can be one of the hardest components of selling your own home. Price it too high and there won’t be any interest, price it too low and you could miss out on the extra cash!

So, how do you go about pricing your property? Do you research similar properties in your area? Do you get a real estate agent in to give you an estimate? Do you see what homes are going for on sites like smartvendor? Do you use one of the online guides like Australian Property Monitors?
